On most microsites a developer page is background reading. Here it is the primary document. Mahindra Navrat Sadahalli has no environmental clearance, no RERA registration, no published price and no released floor plan — every figure describing the scheme comes from an application rather than an approval. What that leaves a buyer to diligence today is the counterparty: who is behind the land, what they have built before, whether they can fund a Rs 722.92 crore construction programme through a corridor where more than 10,000 units complete between 2029 and 2031, and what their record says about whether the filing eventually turns into a building.

That happens to be the one part of this project that is fully checkable. Mahindra Lifespace Developers Limited is listed on both Indian exchanges, files audited results quarterly, and disclosed both land purchases to the BSE under Regulation 30 with survey numbers and consideration attached. This page sets out what those documents say, what the company's Bengaluru record looks like, and — as plainly — what the developer has not done at this address.

Who is the owner of Mahindra Lifespaces

The company is a listed subsidiary of Mahindra and Mahindra Ltd and forms the real estate and infrastructure arm of the Mahindra Group. Its shares trade as MAHLIFE on the NSE and 532313 on the BSE, and its corporate identity number is L45200MH1999PLC118949. Ownership therefore sits with the Mahindra Group as promoter alongside public and institutional shareholders, and the company reports to SEBI on the same disclosure calendar as any other listed entity — audited annual accounts, quarterly results, an investor deck each quarter, and Regulation 30 announcements for material transactions such as the two land purchases that produced this site.

For a buyer, the practical consequence is narrow but real. A privately held developer's finances are visible only through what it chooses to share. Here, the balance sheet that will fund construction is published, dated and audited, and the two land acquisitions behind this specific project were disclosed to an exchange with the survey numbers written into the annexure. That is a different evidentiary position from a brochure claim, and it is the reason this page can be specific.

Corporate history in three steps

Mahindra Lifespaces traces its origin to 1994, when it was set up as Mahindra Realty and Infrastructure Developers Limited. It merged with GESCO in 2001 to form Mahindra Gesco, and subsequently adopted the Mahindra Lifespaces identity. Note that the CIN carries a 1999 segment, because the surviving registered entity dates from that year — both years are correct in their own frame, and the company's own stated founding is 1994.

The business the company runs today is unusual among listed Indian residential developers, and it is worth understanding before reading anything else about it. There are two engines. One is residential development across seven markets. The other is an industrial business of integrated business cities, held through public-private partnerships with state agencies, which earns recurring land-lease and annuity income. Most listed residential peers have only the first. The second is what smooths the cycle, and it is described in full further down this page.

Leadership

Amit Kumar Sinha is Managing Director and Chief Executive Officer of Mahindra Lifespace Developers Limited, appointed in October 2022. He joined the Mahindra Group in November 2020 as President, Group Strategy, and the Group Executive Board in April 2021, after roughly 18 years at Bain and Company where he was a Senior Partner and Director.

The position is in transition and a reader should know that rather than discover it later. On 10 August 2026 the Mahindra Group announced a combined Holidays and Lifespaces sector and named Sinha its chief executive — an appointment made explicitly conditional on a successor being appointed at Mahindra Lifespaces. No successor had been named as of 12 August 2026, so Sinha remains the incumbent Managing Director and CEO of the listed company. This is a live situation and we re-check it rather than treat it as settled.

We publish no chairman's name. The only source naming one is a general-reference encyclopaedia entry; the company's own leadership page renders through JavaScript and returned no board names to a direct fetch, so there is no primary confirmation to cite. Board composition is verifiable from the annual report if a reader wants it, and that is where it should be read from.

This is the strongest identity evidence on the whole site, and it comes from exchange filings rather than from any marketing document.

Four separate checks tie those filings to this site, and they were run independently of one another.

  1. The survey numbers match at document level. The June 2025 BSE annexure names Survey Nos. 10/2, 11 and 12/2. The Terms of Reference application filed with SEIAA Karnataka names twelve survey numbers — 7/2, 8, 9/1, 9/3, 10/1, 10/2, 11, 12/2, 92/1, 92/3, 92/4 and 92/5 — and the BSE trio are three of them. A SEBI-disclosed acquisition and an environmental filing describing the same parcels of land is about as clean an identity proof as this fleet ever gets.
  2. The land measure converts. 08 Acres 31.5 Guntas is 8.7875 acres, which is the 8.79 acres stated in the accompanying press release.
  3. The acreages sum. 8.2 plus 8.79 is 16.99 acres against 17.21 gross and 16.30 developable in the filing, and the two disclosed development values sum to about Rs 2,100 crore — a figure the company stated independently in July 2025. Two unrelated quantities arriving at the same place is what settles this, not either one alone.
  4. PARIVESH names the entity. The Terms of Reference record for Navarathna Agrahara lists "Anthurium Developers limited" as the user agency. That is the link between the subsidiary and this specific village, since the January 2025 announcement did not name a village at all.

Two notes for anyone reading the filings themselves. The Shreyas Stones consideration of Rs 199 crore for 8.79 acres works out at roughly Rs 22.6 crore an acre for converted, development-ready land in this village as at June 2025 — a genuine transacted land rate, and the only one available for this pocket. And the hobli is named inconsistently across the paperwork: the BSE filing uses a different hobli name from the environmental filing, which together with three separate SEIAA and SEAC documents for this village uses Jala Hobli. Jala Hobli is the authoritative form and the one used throughout this site.

Neither Anthurium Developers Limited nor Shreyas Stones Private Limited is a marketing brand, and neither should be read as one. They are the land-holding vehicles a listed developer uses to ring-fence an acquisition, and they appear here only because they are the names on the paperwork a buyer would eventually be reading.

Bengaluru is the city where the company's environmental positioning has actually been built rather than announced, which is the relevant thing for a buyer at this address. Every Mahindra apartment project in Bangalore today sits south or east of the centre; until now the record has been entirely a south-and-east one.

Mahindra Navrat Sadahalli would be the company's first project in North Bengaluru. That is not a positioning line, it is what the registry shows: a full pull of the Karnataka RERA project register returns eight Mahindra rows — Eden Phase 1 and Phase 2, Zen, NewHaven, Blossom, Windchimes Phase 1 and Phase 2, and one transfer record — and every one of them sits south or east of the city. There is no Mahindra row anywhere in Yelahanka taluk or Jala hobli, which is why a search for Mahindra Lifespaces North Bangalore returns nothing the company has built, and why this is the only entry on any list of Mahindra Lifespaces upcoming projects in Bangalore that sits north of the airport road.

One count does not reconcile, and it is worth flagging rather than smoothing. The company's chief executive described the January 2025 acquisition as its seventh project in the city. On the registry there are five existing Bengaluru projects, which makes this one the sixth; the eight registry rows are those five projects plus two additional phases and a transfer record. The developer's internal count is presumably drawn on a different basis — phases, or land not yet filed — but the company has not published one, so this site uses the registry's five and calls Navrat the sixth.

Two things follow from that for a buyer here. The upside is that a developer entering a new submarket for the first time has a reputational reason to make the entry work, and it is arriving with a listed balance sheet rather than with a corridor-specific one. The caveat is the ordinary one: this company has no completed building, no handed-over society and no service track record anywhere in North Bengaluru, so the delivery evidence a reader can actually walk through sits 25 to 35 km south and east of this site. Visiting Eden or Zen is a reasonable substitute for a site visit here, and it is a better one than any render.

One comparison worth drawing out

The clearest read on this developer's approach to statutory process is not an award — it is a control case sitting in the same portal. Mahindra Blossom's own environmental proposal, SIA/KA/INFRA2/575547/2026, has been granted. It went through the appraisal and came out with a clearance. Mahindra Navrat Sadahalli's proposal, SIA/KA/INFRA2/582765/2026, was filed with SEIAA Karnataka on 22 June 2026 and auto-delisted from the PARIVESH portal on 1 August 2026 after the statutory 30-day window to answer the authority's Essential Details Sought lapsed. Delisting is a procedural step, not a rejection — the developer can relist the proposal and restart the appraisal. As of 12 August 2026 no refiled or successor proposal has been filed, and the project has no environmental clearance.

Read together, those two records say something specific and moderately reassuring: this is a developer that completes the environmental process when it chooses to, and the delisting here reflects the pace of one file rather than an inability to clear one. It does not say the file will be relisted, and nobody should read it that way. It is a reason to watch the portal, not a reason to assume an outcome.

The ladder runs from Happinest value housing at Kalyan through mainstream apartments at Pimpri, Kharadi, Whitefield and Hosur Road, to luxury at Mahalaxmi and Gurugram and second homes at Alibaug. The company's own January 2025 release places the product on this land in the mid-premium residential segment, which is the tier that the Bengaluru portfolio has been built in and the one the indicative pricing on this site is derived from.

One deliberate omission: the frequently quoted acreage, tower count and unit count for Mahindra Luminare are aggregator-sourced and the project no longer appears in the official site's current navigation, so this page does not state them. The NCR presence is real; those particular numbers are not something we will publish as fact.

This is where a listed developer differs most sharply from the alternatives, and it is the section a buyer weighing counterparty risk on a pre-approval project should read twice.

For the first quarter of FY27, the three months to 30 June 2026, the company reported consolidated revenue of Rs 962.13 crore and profit after tax of Rs 85.55 crore, up 67% from Rs 51.26 crore a year earlier, with residential pre-sales of Rs 925 crore and gross development value from new land acquisitions up 60% to Rs 5,600 crore. Market capitalisation was Rs 8,376.90 crore as on 3 August 2026, at Rs 398.25 a share — a figure that moves daily and should always be read with its date.

The number that matters most on this page is the negative one. A net debt to equity ratio of −0.27 means the company holds more cash than debt. Indian residential development is normally financed the other way round, and construction-finance stress is the single most common route by which a project stalls between launch and handover. It does not guarantee anything about this project, which has not started, but it does mean the developer is not relying on pre-sales here to service borrowing elsewhere.

Two things we deliberately do not publish. There is no order book figure, because the company does not disclose one in the sense the term implies; the nearest equivalents it reports are annual gross development value additions and the pre-sales run rate, both given above. And one widely syndicated headline reported the June 2026 quarterly profit wrong by a factor of ten — the correct figure is Rs 85.55 crore, which is the only value consistent with a 67% rise from a Rs 51.26 crore base and the figure carried by the company's own slide deck. If a reader encounters a much larger profit number for that quarter, it is a decimal error and should not be relied on.

What actually differentiates this developer

Most developer pages assert a differentiator. The useful test is whether a third party validated it, and in this case four of the central claims were.

  • The only Indian real estate company with science-based emissions targets approved by the Science Based Targets initiative on a 1.5°C pathway. That approval is granted by an external body against a published methodology, which is what separates it from a sustainability statement. It sits under the Mahindra Group's 2040 carbon-neutrality goal.
  • A public commitment to develop only Net Zero buildings — energy, waste and water — from 2030, roughly two decades ahead of the Paris Agreement timeline.
  • A 100% green-certified residential portfolio maintained since 2014, with every new residential launch carrying IGBC Gold pre-certification or above. Applied as a blanket policy across launches rather than to a flagship tower.
  • GRESB 2025 rankings: first in Asia for Public Disclosure with a perfect score of 100, a fourth consecutive year at the top; second in Asia on the Development Benchmark at 98 out of 100; second in Asia on Standing Investment at 77 out of 100. GRESB is an independent ESG benchmark for real assets, and the disclosure score in particular measures how much a company publishes rather than how much it claims.
  • CDP climate rating A−.

Bengaluru is where this stopped being a policy and became buildings — Eden certified, Zen marketed on a net-zero waste and energy claim, Blossom pre-certified on two IGBC standards, as set out in the portfolio table above. Three consecutive Bengaluru launches each carrying a certification or a pre-certification is a pattern rather than a one-off, and it is the closest available proxy for what this developer would build here.

A hard boundary, and it is the most important sentence in this section. None of the above is a certificate for Mahindra Navrat Sadahalli. This project holds no green certification, no environmental clearance and no RERA registration. What the record above supports is a reasonable expectation about how the developer builds, not a claim about this scheme. Anyone told otherwise by an agent is being sold a portfolio credential as though it were a project document.

The second differentiator has nothing to do with certification, and on a corridor like this one it may matter more.

The dual-engine model, and why it is relevant at this address

Tenants across the two cities include Infosys, BMW, JCB, Deutsche Bank and Armstrong International. Mahindra World City Jaipur was the first project in Asia to receive Stage 2 Climate Positive Development certification from the C40 Cities Climate Leadership Group, in 2015.

Why this belongs on a page about an apartment project in Sadahalli: leased industrial land generates annuity income that does not depend on selling apartments. That matters because this particular corridor is going to be difficult to sell into — more than 10,000 units within roughly 5 km, launched or registered in the last 18 months, with completions bunching into 2029 to 2031. A developer with a second, uncorrelated revenue stream is under materially less pressure to discount or to slow construction if sales in one corridor disappoint. That is a structural argument about resilience, not a promise about pricing.

Awards and external recognition

Beyond the ESG benchmarks set out above, the recognition worth naming is narrow: ET Now Best Realty Brands 2025, South Edition, the Porter Prize for Excellence in Governance in 2016, and the C40 Stage 2 certification for Mahindra World City Jaipur already noted. The company states that it has received more than 90 awards across its projects and ESG initiatives, and describes reaching 21,000-plus customers and generating 74,000-plus direct and indirect jobs. Those last three are the company's own figures rather than externally audited ones, and are presented here as such.

What Mahindra Lifespaces has not done at this address

A developer page that lists only credentials is not much use to someone deciding whether to wait for this project. Six things are true and unhelpful, and they belong here.

  1. The environmental file is at the start of appraisal and is currently off the portal's active list. The Terms of Reference application, Category B1, proposal no. SIA/KA/INFRA2/582765/2026, was filed on 22 June 2026 and auto-delisted on 1 August 2026 when the 30-day window to answer Essential Details Sought lapsed. The auto-delist rule comes from MoEF and CC Office Memorandum IA3-22/25/2021-IA.II-Part(1) dated 25 October 2024, and the proponent may relist the proposal themselves. No refiled or successor proposal existed as of 12 August 2026.
  2. RERA registration not yet issued; no K-RERA record found as of 12 August 2026. Karnataka's registry also lists applied-but-unregistered projects, and there is no row for this project, for Mahindra Lifespace Developers Limited in Yelahanka taluk, or for either subsidiary. Until a registration number is issued, no booking or allotment can lawfully be taken.
  3. The developer's own stated timeline on this asset has already slipped once. The January 2025 release announced a launch within the following nine months. That did not happen. It is a documented, checkable fact rather than a criticism, and it is the reason this site treats the information sheet's Q4 2026 launch intent as intent rather than as a schedule. Our own working assessment is that a launch is unlikely before the second half of 2027, and that is an assessment rather than a schedule.
  4. No price, no floor plan and no BHK mix have been published. The application gives an area-band split only — 1,078 units of 50 to 150 sq m and 88 units above 150 sq m — and every configuration and every rate on this site is our labelled inference from the developer's own disclosed development value and from verified launch rates at comparable projects nearby.
  5. The promoter entity that will eventually appear on a RERA certificate is not predictable. The company already registers Bengaluru projects under at least two names — Mahindra Lifespace Developers Limited for Eden, Zen, NewHaven and Blossom, and Mahindra Homes Private Limited for Windchimes — and this site is held through two separate subsidiaries. A buyer should read the promoter name on the certificate when it appears rather than assume it.
  6. There is no completed Mahindra Lifespaces project in North Bengaluru to inspect. The nearest built evidence of this developer's construction and handover quality is in the city's south and east.

Things we could publish about this developer, and deliberately do not

  • A star rating. No credible company-wide consumer rating exists. The only numeric scores available sit on listing portals, are per-project rather than company-wide, and this fleet treats them as low-trust. What does exist and is externally benchmarked is the ESG record above, and that is what we report — as an ESG benchmark, not as a customer rating.
  • A Bengaluru corporate office address. None is published. The company's contact page lists the Mumbai corporate office and four industrial-business offices only. An address for this developer circulates on a business directory; a directory listing is not a source, and the verifiable Bengaluru addresses are project sales offices rather than a corporate one.
  • A residential sales email. The only general address that surfaced is registry-derived and sits on a domain spelt differently from the company's own website, which is enough of a discrepancy to leave it out.
  • Sustainability tonnage figures. The company's own sustainability page renders several physical metrics with currency symbols attached to them, which is almost certainly a content-management fault at source. The qualitative commitments are separately corroborated and are used; the malformed numbers are not.
