One caveat governs everything below. Mahindra Navrat Sadahalli is at the pre-approval stage: the Terms of Reference application (Category B1, proposal no. SIA/KA/INFRA2/582765/2026) was auto-delisted from the PARIVESH portal on 1 August 2026 after the statutory 30-day window to answer the authority's Essential Details Sought lapsed. Delisting is procedural and reversible, but as of 12 August 2026 the project has no environmental clearance. RERA registration not yet issued; no K-RERA record found as of 12 August 2026. Every figure here is a proposal, not an approved specification.

Two clubhouses at Mahindra Navrat Sadahalli

The clubhouse is not an afterthought bolted onto the marketing — it is in the project's legal title. The scheme is filed with SEIAA Karnataka as the "Development of Residential Apartment, Commercial and Club House", and the filing describes two separate blocks rather than one central facility. Clubhouse 1 is Lower Ground plus Ground plus 1 Upper Floor. Clubhouse 2 is 2 Basement plus Ground plus 1 Upper Floor, meaning it sits over its own parking levels. The parking schedule reserves 32 car spaces for the two clubhouses, which is the only clubhouse-related quantity any document gives.

Two blocks on a 14.74-acre net site is a structural decision rather than a cosmetic one. It splits shared space across the site instead of concentrating it at one gate, shortening the walk from the furthest tower and allowing the two buildings to carry different characters — typically one weighted to sport and fitness, the other to social and family use. Neither block's floor area nor its internal programme appears in any filed document. Any square-footage figure quoted for a Mahindra Sadahalli clubhouse is not sourced from the filing, and none is published here until a floor plan or a RERA registration produces one.

Sports and fitness

Planned sports provision is what a development of this scale and this developer's positioning would be expected to carry: a gymnasium, a multipurpose court marked for basketball and volleyball, indoor badminton, a cricket practice net, an outdoor fitness and calisthenics station, and an indoor games room for table tennis, carrom, chess, board games, billiards and snooker. A jogging and walking track and a separate cycling track are planned through the landscaped spine — the one recreational item the documented land-use split genuinely supports, because 33,704.36 sq m of landscape is enough ground to run a circuit that does not simply loop a car park.

No court counts, track lengths or equipment specifications appear in any document filed for this project. They are absent here for that reason, not by oversight.

03 / Amenities

Pool and wellness

A swimming pool with a separate children's pool and a sun deck is planned, along with a yoga and meditation deck. A specific pool length is the most commonly invented number in pre-launch marketing in this segment, and none is stated here because none is documented. The constraint worth knowing is that pool make-up water at this address comes from borewells and tankers today, not from a municipal piped supply — the water section below sets out why.

04 / Amenities

Children's and family spaces

Planned provision includes a children's play area with soft-fall safety surfacing, a creche and day-care room, a senior citizens' seating court, a pet park with a pet-wash point, an amphitheatre and open-air performance lawn, and a party lawn with a barbecue deck. A multipurpose hall and banquet space, a co-working lounge and business centre, and a library and reading room complete the planned social programme. As with the sports list, none of these carries a documented area or capacity.

Landscape: 33,704.36 sq m across 56.49 per cent of the net site

This is the strongest documented fact on the page and the one that separates Mahindra Navrat Sadahalli from most high-rise developments of comparable density. The Terms of Reference application states 33,704.36 sq m of landscaped open space — 56.49 per cent of the 59,659.03 sq m net site — against a building footprint of just 9,154.67 sq m, or 15.34 per cent. Slightly more than one-seventh of the site is under building; slightly more than half is soft landscape.

ComponentArea (sq m)Share of net site
Landscaped open space33,704.3656.49%
Driveway and ramp13,000.0021.79%
Ground coverage (building footprint)9,154.6715.34%
Surface parking3,300.005.53%
Services500.000.84%
Net site area59,659.03100%

The five components sum exactly to the declared net site area, which is a useful check that the land-use table is internally consistent rather than a set of rounded marketing figures. A further 3,305.37 sq m is reserved for civic amenities within the scheme.

Divided across 1,166 apartments, the landscape works out at roughly 28.9 sq m of open ground per home — arithmetic, not a filed figure, but arithmetic on two numbers the filing does state. The ratio is achievable because of height: 2 Basement plus Ground plus 22 Upper Floors to a maximum of 69.45 m concentrates 1,166 homes onto a small footprint and releases the rest of the site. A landscaped central green with specimen tree planting and shaded seating is planned within that ground, though the planting schedule itself is not documented. The filing also names four adjacent water bodies — Navarathna Agrahara, Tharabanahalli, Doddajala and Bandikodigenahalli lakes.

Parking: 1,588 spaces against 1,457 required

The parking schedule is fully worked out in the filing, which is unusual at this stage and worth reading in detail.

CategorySpaces
1,078 apartments in the 50 to 150 sq m band, at one car each1,078
88 apartments above 150 sq m, at two cars each176
Visitor117
Clubhouses32
Commercial block54
Statutory requirement1,457
Proposed provision1,588

The 131-space surplus is a deliberate provision above the requirement rather than a rounding. Across 1,166 apartments that is about 1.36 spaces per home, and the 117 visitor bays are the number residents actually feel — a community this size with an undersized visitor allocation pushes its overflow onto the approach road, and the approach here is currently a tertiary 18 m village road. Two basement levels sit beneath the residential towers, with 3,300 sq m of surface parking in addition. Electric-vehicle charging points in the basement parking are planned; no count or charger specification is stated anywhere.

Power infrastructure

The filing declares a connected load of 8,225 kVA to be drawn from BESCOM, with diesel generator backup of 500 kVA times four — 2,000 kVA in aggregate, a little under a quarter of the connected load. That ratio should be read correctly rather than optimistically: backup at roughly 24 per cent of connected load is sized for common areas, lifts, pumps, water treatment and essential services, not for running 1,166 apartments at full load through an outage. Developments promising full-load backup carry generator plant several times this size.

Solar photovoltaic generation is proposed in the project's environmental-management documentation. No capacity, array area or offset percentage appears in any document available for this project, so none is published here.

Water management: 922 KLD declared, and an STP reported two ways

Water is the most consequential amenity question at this address, and the filing is unusually specific about it.

ItemFigure, as filed
Total water requirement922 KLD
Fresh water606 KLD
Flushing316 KLD
Sewage treatment plant830 KLD in the Terms of Reference resource table; 850 KLD on the final site plan
Rainwater harvestingRoof-water sumps, a storm-water sump and 80 recharge pits
Treated-water reuseFlushing, gardening, vehicle washing, floor washing, construction and plantation

The sewage treatment plant is stated as 830 KLD in the resource table and 850 KLD on the final site plan. Two documents inside the same filing disagree, and both figures are reported here as they stand rather than reconciled to one number. The gap is small and probably a drafting artefact, but silently picking a figure would misrepresent the source.

The 606 KLD fresh and 316 KLD flushing split is the more informative pair. A flushing demand stated separately, with flushing named first on the treated-water reuse list, means the towers are planned with a second non-potable distribution network alongside the potable one — dual plumbing, in the usual shorthand. That flushing load is a little over a third of the plant's stated capacity, so the balance of treated output feeds the gardening, vehicle washing and floor washing on the reuse list. On a site where 56.49 per cent of the net area is landscape, irrigation is a real and continuing load, and meeting it from treated rather than fresh water is what makes the landscape ratio sustainable in operation instead of only on a drawing.

Eighty rainwater recharge pits, plus roof-water sumps and a storm-water sump, is a substantial recharge provision, and it matters more here than it would elsewhere. The counterweight: Navarathna Agrahara and the wider Jala Hobli belt sit outside the BWSSB Cauvery network today and run on borewells and private tankers. The Cauvery Water Supply Scheme Stage VI, approved at Rs 6,939 crore and around 500 MLD for the airport and Devanahalli belt, is a three-to-four-year build with piped supply realistically arriving in 2028 or later. Until it does, a 1,166-unit community with a declared 922 KLD demand depends on groundwater, tanker supply and its own treatment and reuse. Ask for the source mix, the storage days and whether internal plumbing is built Cauvery-ready, in writing.

09 / Amenities

Waste management

The filing projects 3,171 kg/day of solid waste and an organic waste converter sized at 1,275 kg/day. The converter therefore handles about 40 per cent of the total stream, which is the wet fraction of a residential waste profile — organics processed on site into compost for the landscape, with dry and inert waste leaving through the municipal chain. Segregated dry, wet and hazardous collection with a dedicated waste yard is planned to support it. During construction, the filing commits to reusing excavated topsoil and construction debris rather than carting them off site.

Security, fire safety and in-home systems

Planned provision is conventional for the format and is described here without invented specifications: a gated perimeter with 24x7 manned security, CCTV surveillance and boom-barrier access control; video door phone provision in every apartment; passenger and service lifts in every tower with fire-rated lobbies; and a firefighting system to National Building Code standards, with sprinklers, wet risers and hydrants.

Two fire-safety figures are documented rather than planned, because they are geometry the filing had to declare. Internal fire driveways are 8 m wide to every tower entrance, and setbacks around the built edge are 16 m. At a maximum height of 69.45 m those dimensions are what allow fire tender access and aerial appliance positioning around a 22-storey tower, and they explain why the driveway-and-ramp allocation runs to 13,000 sq m — a fifth of the net site is circulation that has to remain permanently clear.

Sustainability: the developer's record, and what this project has not yet earned

Anyone searching for green certified apartments in North Bangalore should be clear about what this page can and cannot offer them. The developer's certification record is real, externally benchmarked and set out with its sources on the builder page — a residential portfolio green-certified without exception since 2014, and three consecutive Bengaluru launches each carrying a certification or a pre-certification.

That record is the developer's. It is not a certificate for Mahindra Navrat Sadahalli. No green rating has been issued or pre-certified for this project, and none can be until the scheme is registered and submitted, because pre-certification follows registration and this project has neither. Any page describing Mahindra Navrat Sadahalli as IGBC-certified is describing something that does not exist.

What the filing does show for this site is a set of measures consistent with that record: 56.49 per cent of the net site as landscape, 80 recharge pits, treated-water reuse across six applications, an organic waste converter, solar photovoltaics proposed in the environmental-management documentation, and topsoil and debris reuse during construction. Those are commitments inside an application, and the application is currently delisted. They are evidence of intent, not a guarantee.

What to ask for before you commit

Amenity provision can change materially between a Terms of Reference filing and a RERA-registered plan, and the recreational programme has no document behind it yet. Four things are worth asking for in writing rather than accepting from a brochure: the clubhouse floor areas and internal programme for both blocks once a plan exists; the water source plan, covering borewell yield, tanker dependency, storage days and whether the plumbing is built to accept a Cauvery connection when Stage VI arrives; whether the sewage treatment plant is built at 830 KLD or 850 KLD, since the developer's own two documents disagree; and the RERA-registered amenity schedule, which is the only version of this list that becomes legally enforceable. Until a registration number is issued, no booking or allotment can lawfully be taken, and no amenity commitment here binds anyone.

Mahindra Navrat Sadahalli Amenities — frequently asked questions

No. RERA registration not yet issued; no K-RERA record found as of 12 August 2026. We checked the Karnataka RERA project registry in full, including the applied-but-unregistered rows the registry also publishes, and there is no entry for this project, for Mahindra Lifespace Developers Limited anywhere in Yelahanka taluk or Jala hobli, or for either land-holding subsidiary. Until a registration number is issued, no booking or allotment can lawfully be taken, and any agent quoting a RERA number for this project is quoting something that does not belong to it.
No. Mahindra Navrat Sadahalli is at the pre-approval stage. An application for Terms of Reference (Category B1, proposal no. SIA/KA/INFRA2/582765/2026) was filed with SEIAA Karnataka on 22 June 2026 and was auto-delisted from the PARIVESH portal on 1 August 2026 after the statutory 30-day window to answer the authority's Essential Details Sought lapsed. As of 12 August 2026 no refiled or successor proposal has been filed, and the project has no environmental clearance.
It is an automatic, machine-executed removal from the portal's active list — not a rejection and not a refusal on merits. Under MoEF and CC Office Memorandum IA3-22/25/2021-IA.II-Part(1) dated 25 October 2024, a proposal whose Essential Details Sought go unanswered for 30 days is auto-delisted, and the developer may relist it once the information is ready. This record shows submission on 22 June 2026 and a system-generated delisting at 3 a.m. on 1 August 2026, which fits that arithmetic exactly. The appraisal can restart; it has not restarted yet, and nothing has been approved.

It is 1.5 km by road from NH-44 at Sadahalli Gate and 9.1 km by road from the airport terminal forecourt. The correct PIN code is 562157, not 562110 — the latter is Devanahalli SO in Bangalore Rural district, a different taluk and district.
Mahindra Lifespace Developers Limited, the real estate arm of the Mahindra Group, listed as MAHLIFE on the NSE and 532313 on the BSE. It assembled the site through two wholly owned subsidiaries: Anthurium Developers Limited took about 8.2 acres in January 2025 with a disclosed GDV of nearly Rs 1,000 crore, and Shreyas Stones Private Limited was acquired outright for Rs 199 crore in June 2025 for about 8.79 acres, with a disclosed GDV of about Rs 1,100 crore. The June 2025 BSE filing names Survey Nos. 10/2, 11 and 12/2 — three of the twelve survey numbers in the environmental filing for this site.
