That is the whole regulatory position, and it governs what an enquiry can and cannot do. Under the Real Estate (Regulation and Development) Act 2016 a project of this size cannot be advertised, marketed, booked or sold before it is registered, so no booking, allotment or expression-of-interest payment can lawfully be taken here today. Registering interest is therefore not a booking and cannot become one, and nobody — us included — should be asking you for money at this stage.

What it does is put you on the list that receives the Karnataka RERA registration number, the configuration mix and the developer's own cost sheet on the day each is published, rather than a fortnight later once the corridor's broker network has worked through it. On a 17.21-acre parcel carrying 1,166 proposed apartments in the most heavily launched corridor in the city, that ordering is the only advantage available before a launch exists. It also means you are told when the environmental file moves, which is the event that has to happen first.

  • A site visit slot. There is nothing built to inspect. What can be seen is the parcel itself, the 18 m village road that is currently its only access, the frontage on Navrathna Agrahara Main Road, and the surrounding pocket — the office campuses, the hotel cluster at Sadahalli Gate and the state of everyday retail. On land this early that is the part actually worth seeing, and it is more informative than any render.

There is no brochure, no floor plate, no price list, no payment plan and no allotment letter, because none of those documents exists. Anything circulating in those formats for this project did not come from a primary source, and we will tell you so rather than forward it.

What to have ready

A first conversation is faster and more useful when four things are settled in your own mind.

Configuration — a preference, not a selection. Nothing is announced. Our inferred read of the area bands is 2, 3 and 4 BHK apartments with a possible 3.5 BHK variant, in the indicative super built-up bands below. The 88 units above 150 sq m are the one hard unit-level fact in the filing and are the basis of the 4 BHK read; the 3.5 BHK is the weakest row and is a portfolio-pattern inference rather than a documented configuration.

Budget — plan the total outlay, not the base price. Base cost is rate multiplied by size. Add 5 per cent GST on an under-construction purchase and you have the indicative all-in figure used on every other page of this site — the third column below. Beyond it sit Karnataka stamp duty, cess and registration of roughly 6.6 per cent, and then the charges this corridor bills separately at launch: car parking, club membership, the corpus and maintenance advance, khata and legal. Those additions run to roughly 20 to 23 per cent over base, which is the fourth column. Fit-out sits outside all of it and should be budgeted on its own.

Every figure in that table is derived from our own indicative rate band applied to our own indicative size bands. None of it is a developer quote, and all of it should be replaced the moment a real cost sheet appears.

Funding. If you are borrowing, note that the Reserve Bank of India caps the loan-to-value ratio at 75 per cent on home loans above Rs 75 lakh. Every ticket in the table above sits well past that threshold, so plan for an own-funds contribution of at least a quarter of the property value, plus the entire tax and charges stack, which no lender funds. There is also nothing to draw down yet: a sanction on a project of this kind follows the RERA registration and the sale agreement, neither of which exists. Use the interval to get an in-principle sanction on your own income rather than on the project.

Timeline — and be honest with yourself about it. No possession date has been announced for Mahindra Navrat Sadahalli. The developer's information sheet indicates a Q4 2026 launch intent; with the Terms of Reference application delisted on 1 August 2026 and no RERA registration issued, no launch or completion date can be stated as schedule, and any date quoted elsewhere is not sourced. It is worth knowing that the developer's own January 2025 release announced a launch within the following nine months, and that did not happen. Our working assessment is that a launch is unlikely before the second half of 2027, once the proposal is relisted and appraised and a registration is issued — and that is our assessment, not a schedule. If you need to occupy a home by a fixed date, a registered project with a filed completion date is the better fit today, and we will say so.

Before you commit

Six checks, in this order. None requires our help, and all are worth doing yourself.

1. Verify the RERA registration when it is issued, and read the number properly. Go to rera.karnataka.gov.in and open the registered-projects search. A genuine Karnataka project registration begins with PRM/KA/RERA/ and contains the segment /PR/. A number containing /AG/ is an agent registration held by a broker; it certifies a person, never a project, however it is presented on a listing page. As of 12 August 2026 the Karnataka registry — 9,818 project records including the 943 applied-but-unregistered rows it also publishes, and a separate 8,236-record agent registry — returns nothing for this project, nothing for Mahindra Lifespace Developers Limited anywhere in Yelahanka taluk or Jala hobli, and nothing for either land-holding subsidiary. So any registration number quoted to you for this project today belongs to something else. When one is issued, check that the project name, the land extent, the unit count and the declared completion date on the certificate match what you have been shown.

2. Confirm the promoter entity on the sale agreement. Mahindra Navrat Sadahalli is being developed by Mahindra Lifespace Developers Limited, the real estate arm of the Mahindra Group, through two wholly owned subsidiaries — Anthurium Developers Limited and Shreyas Stones Private Limited — which assembled the site in two acquisitions disclosed to the BSE in January and June 2025. Expect one of those subsidiary names rather than the listed parent on the paperwork: PARIVESH names Anthurium Developers Limited as the user agency on this filing, and Shreyas Stones Private Limited carries CIN U14296KA2017PTC103643. Mahindra already registers its Bengaluru projects under more than one promoter name, so the entity on the eventual certificate is not predictable in advance. What matters is that the promoter named on the RERA certificate, the promoter named on the sale agreement and the owner of record for the survey numbers are the same party.

3. Pull the environmental file yourself. The proposal is public: SIA/KA/INFRA2/582765/2026. Check its current state before anything else, because a relisting is the event that restarts this project's clock. Then read the file for what it is. A Terms of Reference application sets the scope of the study an authority wants done; it is not an environmental clearance, not a sanction to sell and not a building licence. Every scheme figure on this site — the unit count, the tower count, the landscape share, the parking — is proposed in that application and can change when it is appraised.

4. Check the parcel identity, the address and the name on every document. Match the survey numbers on any document you are shown against the twelve in the filing. The address is Navarathna Agrahara Village, Jala Hobli, Yelahanka Taluk, Sadahalli, Bengaluru, Karnataka 562157 — the PIN is 562157, not 562110, which belongs to Devanahalli SO in Bangalore Rural district, a different taluk and a different district. Listing sites routinely file this parcel under Devanahalli taluk; the statutory documents put it in Jala Hobli, Yelahanka Taluk, Bengaluru Urban. On the name: two aggregators market this project under a brand-plus-village alias that no primary document supports. Navarathna Agrahara is the village, not the project. Treat any document that uses the village name as the project name as a document that has not been checked.

5. Ask about water in writing, and do not accept a verbal answer. This belt sits outside the BWSSB Cauvery network and runs on borewells and private tankers today; the Cauvery Water Supply Scheme Stage VI that would serve it is approved but realistically 2028 or later. The Terms of Reference declares a requirement of 922 KLD — 606 KLD fresh and 316 KLD for flushing — for 1,166 apartments, against an on-site sewage treatment plant stated as 830 KLD in the filing's resource table and 850 KLD on the final site plan. Two documents in the same filing disagree, and we report both rather than reconcile them. Ask for the source mix, the days of storage, and whether the plumbing is built Cauvery-ready. This is the single largest liveability variable at this address.

6. Ask for the road notification, not the drawing. The site's only current access is a tertiary 18 m village road. The filing proposes widening it to 30 m and adds a second 30 m master-plan road on the other boundary, but both are stated by the proponent in the project's own application and neither could be verified as a funded, tendered contract in any public source. Ask the seller for the notification from the local planning authority for Navarathna Agrahara village. Feeding 1,166 apartments, a Ground plus 3 commercial block and two clubhouses onto one 18 m village road would be a serious last-mile problem, so this is load-bearing rather than a technicality.

Searching 562110 will take you to Devanahalli, roughly the wrong side of the airport belt, and searching "Sadahalli" alone will offer you the toll plaza, the gate junction and a quarry temple before it offers you this village. The pin sits on Navrathna Agrahara Main Road in the strip of North Bengaluru between NH-44 (Ballari Road) and Kempegowda International Airport. From it, NH-44 is 1.5 km by road via the Sadahalli Gate junction, the airport terminal forecourt is 9.1 km by road, and the under-construction Doddajala metro station on Namma Metro's Blue Line is 1.84 km by road — targeted to open in June 2027, though BMRCL has reset that date before and 2027-28 is the honest working window.

Two things are worth planning into a visit. Every trip out of this site funnels through Sadahalli Gate onto NH-44, so see that junction at a time of day you would actually be using it. And drive the errands you would actually be running, because everyday retail here is thin rather than merely young: the nearest supermarket is a 7.6 km trip, a mall or a cinema is further than 12 km, and the nearest large hospital is 11.65 km at Devanahalli. What is close is an office park, a hotel cluster and the airport. This is an employment and hospitality neighbourhood that has not yet become a residential one, and a visit is the cheapest way to decide whether that trade is one you are willing to make for a completion window this far out.
