That third number is the one that matters most, and it is the reason this address reads differently from the wider Devanahalli belt it gets filed under.

On what to search for. The strings that actually find this land are Mahindra Navarathna Agrahara and Navarathna Agrahara Sadahalli — the developer's brand set against the village and the locality. Neither is the project's name. Navarathna Agrahara is a village in Jala Hobli and Sadahalli is the locality around the NH-44 gate; the project on the land is Mahindra Navrat Sadahalli, and any page that turns the village into a project name has stopped reading the documents.

Two notes before the tables. Every figure below is stated with its basis — by road or straight-line — because in this pocket the two diverge sharply and most published distances for the belt do not say which they are quoting. And the project itself is at the pre-approval stage: the Terms of Reference application (Category B1, proposal no. SIA/KA/INFRA2/582765/2026) filed with SEIAA Karnataka on 22 June 2026 was auto-delisted from the PARIVESH portal on 1 August 2026. RERA registration not yet issued; no K-RERA record found as of 12 August 2026. The location is real and measurable. The scheme on it is proposed.

Twelve survey numbers on the record is unusual — most pre-launch projects publish none — and they settle any question of which land this is. Three of them, 10/2, 11 and 12/2, also appear in Mahindra Lifespaces' June 2025 BSE Reg-30 filing for the acquisition of Shreyas Stones Private Limited, which is a document-level match between a SEBI disclosure and the environmental filing for this site.

Two things listing sites routinely get wrong about this address, and both change what a buyer would verify.

The first is the PIN code. Published listings frequently carry 562110, which is Devanahalli SO — a different taluk, in Bangalore Rural district. The correct code here is 562157, Bettahalsur SO in Bangalore North, covering Chikkajala, Doddajala, Hunasamaranahalli and Tarahunise. The evidence is direct: a SEAC Karnataka Standard Terms of Reference letter issued to a neighbouring project in this exact village writes the address as "Navarathna Agrahara Village, Jala Hobli, Yelahanka Taluk, Bangalore – 562 157", and reverse-geocoding the pin returns the same village and the same code.

The second is the taluk. Property portals file Sadahalli under Devanahalli; the statutory filings put this parcel in Jala Hobli, Yelahanka Taluk. Three separate SEIAA and SEAC documents for this village use the Yelahanka form. Corporate paperwork occasionally writes "Doddajala Hobli"; the authoritative form is Jala Hobli. The practical consequence is that a buyer searching land records, or approaching a taluk office, needs the Yelahanka reading — while a buyer searching listing portals will only find the site filed under Devanahalli. Both geographies describe the same land.

Macro Positioning: What the Sadahalli Airport Belt Actually Is

North Bengaluru's airport corridor is usually described as one thing. It is not. The stretch from Hebbal to Yelahanka is an established city; Devanahalli town is 10 to 13 km further north again; and between them sits a comparatively short frontage running from Sadahalli Gate to Doddajala where the airport economy, the metro alignment and the new office supply overlap. Mahindra Navrat Sadahalli is inside that overlap rather than at either end of it.

What changed the economics of this specific frontage is recent and documented:

  • Prestige Tech Cloud opened across the frontage road and pulled in occupiers. Walmart Global Tech leased 1.01 lakh sq ft in Building 2 (Cumulus) with rent commencing 1 March 2026 at around Rs 49 lakh per month, for a contact-centre operation; Agratas, the Tata group's battery business, runs its research and development centre in Building 1 (Cirrus).
  • NTT Global Data Centers committed Rs 2,400 crore to a data-centre campus in this pocket — 8.5 acres, three buildings, 100 MW planned with 67.2 MW of critical IT load and its own 220 kV GIS substation, launched in December 2025 with IGBC Platinum targeted.
  • Bengaluru Airport City began building out on 463 acres, with a first business park of about 2 million sq ft explicitly aimed at global capability centres, a retail-dining-entertainment village, a 10,000-capacity concert arena, a 775-room Ginger and Vivanta hotel combination and a central park. About 22 million sq ft of Grade-A office is planned at full build-out.

The consequence for this address is specific and it is the strongest thing about it: office employment inside a 2 km radius rather than a 20 km commute. Almost nowhere else in the Devanahalli belt can say that today.

The counterweight is equally specific, and this page states it rather than burying it: ordinary residential life is not here yet. The hospital, retail and daily-needs sections below carry the measured version, and it is thin in every one of them. This is an infrastructure-forward, amenity-thin micro-market with strong 2027–2031 logic and incomplete 2026 daily life. It should be bought as that, or not at all.

Micro Positioning: Why Navarathna Agrahara Village

Within that frontage, Navarathna Agrahara is the village that sits directly opposite the office supply. The site fronts Navrathna Agrahara Main Road, and the Terms of Reference application names two access points — the Navarathna Agrahara road and Sadahalli Gate, both labelled on the site plan. Two existing 18 m roads serve the parcel. A proposed 30 m master-plan road, and the widening of the existing 18 m Navrathna Agrahara road to 30 m, are stated in the same filing; more on the status of those below, because it matters.

As an orientation cue rather than an address claim: Prestige Tech Cloud, the 33-acre Grade-A office park at Sadahalli Gate, is about 1 km east across Navrathna Agrahara Main Road — 0.96 km straight-line to the campus centroid, 1.12 km to the nearest occupied building, and 1.1 to 2.1 km by road depending on the gate used.

The village is also the pocket where three other institutional developers have filed, which is a useful and uncomfortable fact at the same time:

Mahindra Navrat Sadahalli is behind all three on the regulatory clock, and this page says so. Its own file is a fresh Terms of Reference application that was auto-delisted before reaching an appraisal hearing. Anyone doing due diligence will find this; stating it plainly is more useful than an evasion, and it is the correct frame for reading everything that follows — the location is ahead of the project.

The village name is worth knowing for one more reason. The filing lists Navarathna Agrahara, Tharabanahalli, Doddajala and Bandikodigenahalli lakes as adjacent water bodies. Navarathna Agrahara Lake is a real, mapped feature that people search for, and it is the subject of a rejuvenation condition on a neighbouring clearance — so the water bodies here are on the regulatory record rather than on a brochure.

Two structural points sit behind that table.

There is no alternate arterial. Every journey out of Mahindra Navrat Sadahalli reaches NH-44 through the Sadahalli Gate junction. NHAI has an approved programme taking NH-44 to ten lanes northward from Devanahalli toward Kodikonda, plus median barriers over 12.5 km and lighting over 12 km between the airport Trumpet interchange and Devanahalli — which improves the arterial north of the airport and its freight function. It does not address the Hebbal-side bottleneck, and the Hebbal side is what actually governs a commute into the city from here.

There is no direct east–west connector. This is why several destinations on the airport's far side have short straight-line distances and long road ones. KIADB Hardware Park at Devanahalli is 7.81 km straight-line but 13.59 km by road. IFCI Financial City is 7.12 km straight-line but 12.97 km by road. A buyer reading aerial distances for this belt will consistently underestimate the drive.

Why the depot changes the reading of the June 2027 date. Doddajala is not just a station on the line; it is the station the depot is attached to. A depot has to be commissioned before trains can be stabled, tested and turned out onto the line, which means Doddajala gets built and energised in the earliest tranche of its package rather than in the final fit-out sweep. For a site 1.84 km away, that is a materially better position than being near a mid-alignment station.

And the honest qualification on the date. BMRCL is targeting June 2027 for the Hebbal-to-airport section and end-2027 for the full line, with Phase 2A from Silk Board to KR Pura targeted late 2026. BMRCL has reset these dates more than once. 2027-28 is the honest working window, and anyone buying here on the strength of the metro should treat the opening as a range rather than an event with a date on it.

There is a second rail spine in the pipeline. Bengaluru Suburban Rail Corridor 1, the Sampige Line — 41.4 km from KSR Bengaluru to Devanahalli — is sanctioned and in execution or tendering, and it uses the existing broad-gauge alignment that passes 1.70 km straight-line from the site. Its published station list includes Bettahalasuru, Doddajala, Airport Trumpet, Airport City, Airport Terminal, Airport KIADB and Devanahalli. The target is around 2029 and the wider programme has slipped repeatedly from an original 2026 date. It is genuine long-dated upside and it should not be priced into a purchase.

The Airport, and the Sadahalli Gate to Airport Distance

Kempegowda International Airport is 9.1 km by road from the site to the terminal forecourt — about 11 minutes in free-flow traffic — and 7.7 km straight-line. The route runs out through Sadahalli Gate onto NH-44 and then the airport approach. Measured from the junction rather than from the site, the Sadahalli Gate to airport distance is that same run less the 1.47 km between the site and the gate; we publish no separate figure for it, because none was routed independently.

The gap between the road and straight-line figures is why published airport distances for the Sadahalli belt vary so widely. Some sources quote the aerial distance and some the road distance, and for this pocket they differ by nearly double. Every airport figure on this site is a road distance and is labelled as one.

The airport is also still growing, which cuts both ways. The south parallel runway is operational, and Terminal 2 Phase 2 — 2.78 lakh sq m, 40 additional apron stands and a 28,000 sq m walkway linking T1 and T2 — is in execution with a 2028 target, taking capacity beyond 85 million passengers a year. That deepens the airport economy underwriting employment and hospitality demand in this micro-market. It also means more approach-path and ground activity 8 to 10 km east of the site over the same period. Check aircraft noise on a site visit at different times of day; it is not a question a brochure can answer for you.

Read that table top-down rather than as a list. The first three rows are inside 8 km and are all new — an office park with named anchor tenants across the road, a hyperscale data-centre campus and a 463-acre business district. The rest of the table is 12 km and beyond, and the last two rows are the ones a buyer needs to be honest about.

For someone working at Manyata, this address only makes sense with the metro in mind. 22.46 km and a 24-minute free-flow reading are true and useless on their own; the realistic peak run is 60 to 90 minutes, on the wrong side of Bengaluru's worst funnel. For someone working in Whitefield, it is worse, because there is no direct east–west connector from this pocket at all. What this address does offer is work within 1 to 2 km, and that is the case it should be judged on.

Schooling is the category where this belt is genuinely well served, and it is the one where the answer depends most on which school you want. Two K-12 options sit inside 5.5 km — Embassy Academy at 4.75 km and NAFL-NPS North at 5.31 km — and Stonehill International, an IB school, is 10.30 km. This is the weakest category on the page and it deserves to be read carefully rather than skimmed. The only facility inside 10 km is a small one, and the first hospital with genuine scale and an ICU complex is 11.65 km away at Devanahalli — down the same single corridor as every other trip. The large multi-specialty names a Bengaluru buyer would recognise, Manipal and Aster CMI and Baptist, are 18 to 21 km at Hebbal. The table above is honest about hotels and misleading about shopping, so here is the correction in plain terms. An 8 km sweep around the site pin returns no supermarket nearer than about 7.6 km, no organised mall and no cinema. The closest daily-needs points are a pharmacy, a bank branch and two fuel stations at Shettigere and Sadahalli Gate, 1.3 to 1.5 km away. Everything in the retail column that a family would use weekly starts at Sattva Park Cubix, 11.96 km down NH-44.

What *is* close is hospitality. A Moxy at 1.53 km, Clarks Exotica at 2.64 km and a DoubleTree at 11.50 km exist because this is an airport catchment, not because it is a neighbourhood. That distinction is the whole character of the micro-market: an employment and hospitality district that has not yet become a residential one.

Two things would change it inside the hold period. The Bengaluru Airport City retail-dining-entertainment village and concert arena at 9.54 km bring organised leisure into the belt for the first time. And this project's own filing proposes a Ground plus 3 commercial block on site, which in a location this thin on daily retail is a more load-bearing feature than it would be anywhere else in the city — though like everything else in the filing, it is proposed rather than approved.

The Honest Trade-Offs of This Micro-Market

Seven, stated without softening. Every one of them is measurable rather than a matter of taste.

  1. Everyday amenity is genuinely thin, and it is measurable rather than a matter of opinion. The hospital and retail tables above carry it: nothing with real medical scale inside 11.65 km, and no supermarket, no mall and no cinema anywhere in the 8 km sweep. A weekly grocery run, a school run to the Yelahanka cluster and a hospital visit all mean 10 to 20 km down NH-44. What is close is hotels, an office park and an airport — an employment and hospitality neighbourhood, not yet a residential one.
  2. Single-corridor dependency, on the wrong side of Bengaluru's worst funnel. Every trip out goes through Sadahalli Gate onto NH-44 and there is no alternate arterial. The free-flow readings to Hebbal and Manyata in the tables above are floors rather than commutes: published peak-hour reporting for the Hebbal–airport run is 60 to 120 minutes. Until the Blue Line opens, the road is the only answer.
  3. Water is unresolved, and 1,166 homes is a lot of demand to place on it. This belt sits outside the BWSSB Cauvery network and runs on borewells and private tankers today. Cauvery Stage VI is approved but realistically 2028 or later. The filing declares a 922 KLD requirement against a sewage treatment plant stated as 830 KLD in its resource table and 850 KLD on its site plan — a discrepancy inside the same filing, which we report as it stands rather than reconcile. Ask for the source mix, storage days and Cauvery-ready plumbing in writing.
  4. The last-mile road that everything depends on does not exist yet. The only current access is a tertiary 18 m village road. Both the widening to 30 m and the second 30 m road are stated in the project's own filing, and no funded, tendered contract for either could be verified in any public source.
  5. The regulatory position is early and unresolved rather than merely pending. The Terms of Reference application is delisted and no RERA registration has been issued. Nothing about this project should be described as approved, cleared or consented. Separately, the wider Devanahalli industrial pipeline has its own friction: KIADB's 1,777-acre acquisition for the aerospace and defence park has faced farmer resistance since 2022, with 495 acres dropped in June 2025 and protests continuing.
  6. Supply depth in the most heavily launched corridor in the city. Within roughly 5 km, projects launched or RERA-registered in the last 18 months alone comfortably exceed 10,000 units — Bhartiya Garden Estate Phases 1 to 3, Sattva City at 3,460 units, Lodha Fiorana, Godrej MSR City with a Phase 3 pre-launch, DS Max Sky Shlokam at 992 units and Sattva Aeropolis Phase 2, plus this project's own 1,166. Completion dates cluster hard in 2029–31, which is also this project's own likely window. Land is not what this corridor is short of; buyers for that many finished homes, arriving at once, is.
  7. Address ambiguity that propagates into paperwork. The PIN is 562157 and the taluk is Yelahanka, not 562110 and Devanahalli. Listing portals carry the wrong pairing routinely, and it changes which records a buyer would search.

The Investment Case for This Address

Strip out the project, which has no approvals, and judge the land position on its own terms. Three things are true of it at once.

The connectivity step-change is dated and physical, not promised. A metro station 1.84 km by road, on a 58.19 km line reported at about 72% complete in August 2026, with the depot attached to that specific station. This is not a proposal on a map; it is concrete being poured on an alignment that runs past Sadahalli Gate, 1.39 km straight-line from the site. The honest window is 2027-28 rather than a fixed June 2027, but the difference between "under construction and three-quarters built" and "announced" is the whole difference in how a location like this should be underwritten.

The employment is arriving before the residents, which is the right order. Most of the Devanahalli belt sells proximity to an airport, which produces hospitality and logistics jobs rather than the salaried white-collar demand that supports Rs 1.5 to 3 crore apartments. This pocket now has an office park across the frontage road with Walmart Global Tech and Agratas in it, a Rs 2,400 crore data-centre campus, and a 463-acre business district building out 7.54 km away with about 22 million sq ft of Grade-A office planned. That is a different demand structure from a location whose only anchor is the terminal.

The constraints are absorption and the last mile, not the macro story. More than 10,000 units within 5 km completing into 2029–31 is real competition for the same tenant and the same resale buyer, in the same window. And the single-corridor dependency through Sadahalli Gate is unresolved until either the Blue Line opens or the Bengaluru Business Corridor's Package 1 lands — the latter targeted mid-2027 with material execution risk.

Our own view on the corridor, stated as a view rather than a projection: 7 to 10% a year through the metro-commissioning window of 2027-28, moderating to 5 to 7% a year thereafter as the 2029–31 completion wave arrives. That is deliberately below the 45 to 55% five-year numbers circulating on listing blogs, which extrapolate the *land*-price curve onto *apartment* rates — two different assets behaving differently. On rental, the only completed branded stock in this same village asks Rs 35,000 to Rs 42,000 a month for 3 BHK units of roughly 1,460 to 1,535 sq ft; paired against purchase prices, the defensible gross yield band here is 2.4 to 3.2% before maintenance, vacancy and property tax, not the 4.5 to 5.5% quoted for serviced formats let to airline crew.

Who this location suits. Someone working at Prestige Tech Cloud, in the airport ecosystem or at Bengaluru Airport City, who wants to stop commuting. Someone underwriting a 2029-onward horizon who is willing to hold through a thin-amenity period and can accept that the metro date is a range. Someone who values 56.49% of a net site as landscape more than they value a mall inside 10 km.

Who it does not suit. Anyone who needs city-side office access daily before the Blue Line opens. Anyone who needs a large hospital inside 10 km. Anyone underwriting a two-to-three year flip, in a corridor about to absorb five figures' worth of new units.

Every road distance above is a routed drive from the site pin at 13.200106, 77.638050, and every straight-line distance a direct geodesic from the same pin. Where both are given, the gap between them is itself information: a wide gap means the road network does not go the way the crow does, which in this pocket is why airport-side destinations feel further than a map suggests.

The location is measurable today. The project on it is not yet approved, and two checks settle that in a few minutes each: the environmental file at the PARIVESH portal under proposal no.
